- Covers property manager’s time and administrative work
- Preparing & serving initial notices (Pay or Quit, Cure or Quit, etc.)
- Communicating with the tenant regarding the eviction notice
- Serving the tenant with legal paperwork (e.g., summons and complaint)
Legal Filing Fee (Court Costs): $67
- Filing the unlawful detainer or eviction lawsuit with the court
- Court Appearance Fee (if property manager appears): $195
- Charged if the manager appears on behalf of the owner in court
Writ of Possession Filing (Sheriff Fees): $150
- Cost to file and enforce the writ to remove tenant from property
Lockout Coordination Fee (Optional): $175
- Manager coordinates with locksmith and sheriff for physical eviction
- Includes overseeing tenant removal and securing the unit
Optional Add-Ons:
- Locksmith Services: $75–$150 (billed separately)
